This is a letter dated 23 March 1889 from Munsell & Ware, real estate agents at Eminence in Shannon County, Missouri, to J. W. Rulifson & Bro. of Lincoln, Nebraska.  The letter concerns land for sale in Shannon County.

According to their letterhead Munsell & Ware were successors to Orchard & Co., in which L. L. Munsell and S. H. Ware had been partners with James Orchard.  Munsell & Ware were “Real Estate, Tax Paying, and Collecting Agents, Abstracters of Titles.”  L. L. Munsell was an “Attorney & Notary,” while S. H. Ware was “Clerk and Recorder” of Shannon County.  The firm boasted “the only Complete Set of Abstract Books of Shannon County.”

The letter offered parcels of land in Shannon County for $1.50 and $2.50 per acre, less a 10% commission for “a cash customer.”  According to the agents, most of the land was “held by two corporations, but there is no trouble about getting deed abstracts &c.”
